Land has been purchased by a housing developer with plans to build nearly 200 homes just a stone's throw from Oldham.
Housing developer Kellen Homes has completed the purchase of land for 191 new homes at Castleton in Rochdale, with planning permission having already been granted by Rochdale Council.
The completion of the deal paves the way for the new Hawks View development on land at Heywood Road, which will be built on the former railway siding land which has been vacant and derelict for over a decade.
The houses will be a mix of two, three and four bedroomed family homes, with 29 homes allocated for affordable housing, including the ten available under the First Homes Scheme.
The Government’s First Homes Scheme will allow first time buyers to purchase a home for 30 per cent less than its market value.
Ian Kelley, Chief Executive of Kellen Homes, said: “This marks a key moment in this important new development for both Kellen Homes and the area of Rochdale.
“Hawks View is a carefully designed scheme with quality, modern homes and open space, a children’s play area and an ecology park that will bring a host of wider benefits to the local community.
“As a leading housebuilder we are focused on creating sustainable neighbourhoods and as well as bringing forward much-needed housing to the area, Hawks View will also provide an injection of investment to support local education, highway improvements and local sports clubs and we now look forward to starting work on site.”
The scheme will provide 3.83 hectares of open space for local people, including a large garden square that sits at the heart of the development.
Kellen Homes has said the modern children’s play area will act as a central hub for residents, while a large green open space will be transformed into an ecology park for wildlife to live.
Hawks View will see an injection of £450,000 investment to support local education, while £300,000 will go towards Mayfield Rugby Club and highway improvements.

Kellen Homes will also provide land to East Lancashire Railway to facilitate the extension of the East Lancashire Railway from Heywood to Castleton and the provision of tram-train infrastructure as part of the Greater Manchester Transport Plan.
The first new homes will be released for sale in January 2025, with the show homes opening in Spring 2025.
The first homeowners are expected to move into their new homes in Summer 2025.
