In the heart of Lees village on High Street sits The Edge Steakhouse, in the former District Bar, alongside a William Hill Plc shop and below JM Minton & Co Limited accountants.
While the self-contained units are fully let out, the building is up for sale with an asking price of £365,000.

The listing on Rightmove describes it as an investment property, extending to 254.27 square metres over a basement, ground floor, first floor and attic storage.
Breakey & Nuttall describe the sale as a "rare opportunity" and that it generates an income of £28,550 per year.

The news comes as The Edge Steakhouse is preparing for its first birthday on Friday, October 11.
The restaurant said it is inviting customers to its birthday bash to "say thank you to all those who have joined us over the past 12 months" and for "the continuous support and the most amazing memories".
As part of its celebrations, diners can enjoy 25 per cent off on their entire bill between 5pm and 6.30pm on the big day.
The restaurant will then close as of 8pm for a special, private "Edge family party".
It is also planning to launch a new menu on October 2, which includes steak and Guinness pie, baked camembert, black pudding scotch egg, fillet Rossini, crispy shrimp tacos, beef stroganoff, traditional egg custard, sticky toffee pudding with brandy and toffee sauce and apple, toffee and cinnamon crumble, with more yet to be revealed.
Customers and readers of The Oldham Times say the restaurant has already made a mark in the borough over the last 12 months, having rated it one of the top five restaurants in the borough that is Michelin-star worthy.
The Italian Stocco restaurant on Yorkshire Street and Grand Millon Indian on Featherstall Road South received only slightly more votes, coming in first and second place respectively ahead of The Edge.
The Old School BBQ Bus on Alford Street and Scouthead's The Old Original Inn on Thurston Clough Road then came in joint fourth followed by Mazzo on Radcliffe Street in Royton.
As for the premises for sale on High Street, the building was once home to a Natwest bank then O'Donnell Solicitors followed by Assure Certification and the District Bank bar prior to The Edge restaurant.
JW Minton & Co Limited celebrated its 20th anniversary in March this year.
