A large family farmhouse which sits near Dovestone reservoir and holiday lets could be transformed into a cafe and flat, planning documents reveal.

In July this year, Hollow Oak Ltd submitted an application to convert a five-bedroom home on Greenfield Farm, Chew Valley Road, into a large cafe and flat.

The company also owns 50 properties in and around the village of Greenfield as well as a timber lodge holiday complex, Dovestone Holiday Park, which opened in 2016.

The plans reveal the farmhouse sits adjacent to the 300-acre holiday park.

Blueprints of the plans show the existing building is made up a large lounge, storage room, study, utility room and kitchen on the ground floor and five bedrooms, two bathrooms and an ensuite on the first floor.

Hollow Oak Ltd propose converting the ground floor into a cafe with a shop/service area and a lounge with games. 

It would also have a downstairs WC and some seating outside from the porch.

Meanwhile, the first floor would contain managers' accommodation, comprised of two bedrooms, a bathroom, an office and an open-plan kitchen, living and dining room.

The plans do not mention any customer car parking areas but do contain two spaces for 'managers parking', bicycle storage and a disabled car parking bay.

A biodiversity statement adds: "The applicant is not proposing to build any extensions or carry out any significant alterations to the existing building or the land that forms the curtilage of the property as part of this change of use application.

"The existing driveway, hard standings, grassed areas and the timber boundary fencing that make up the garden areas are all being retained."

The three existing mature trees on the front of the property and another semi-mature tree at the rear will also be retained.

There have been no public objections or comments in support of the plans at the time of writing.

Oldham Council is yet to give its verdict on the plans.
