A former carvery restaurant and pub near High Crompton has gone up for sale for almost £1m.

The Fair View Inn on Broad Lane, Rochdale, was purchased in 2018 by its current owner who then closed the pub temporarily in April 2021 for some major refurbishment works.

This included a makeover of the ladies' toilets, new carpets throughout, new PVC windows and doors, a new bar and improvements to the outside dining area.

However, while the pub reopened temporarily for 30 days in the midst of the pandemic, bosses struggled amid the restrictions and decided to shut its doors for good as of March 2022.

The property advertising company, Fleurets, reveals the owner "didn't have the same enthusiasm" to keep trading and, due to other business interests, "decided not to re-open".

Before the permanent closure, the carvery restaurant could seat around 150 diners and boasted a large bar area and stunning views over Rochdale and the Pennines towards West Yorkshire.

Now, the large property has gone up for sale with an asking price of £950,000.

The listing on Fleurets reveals the "substantial detached property" sits on a site spanning 2,540 acres, with stone elevations on two storeys beneath various pitched slate roofs.

The ground floor is split into two parts - a carvery with a carvery display area and a traditional bar with a dining area that leads to the first floor, which is "conservatory in style" and caters for a total of 250.

There are women's, men's and disabled customer toilets as well as beer storage.

Meanwhile, the kitchen is stainless steel and has been commercially equipped with a walk-in fridge.

Up on the first floor, there is private accommodation with a living room, kitchen, bathroom and four bedrooms.

The property also has further private accommodation with a staffroom, en-suite bathroom and office.

Outside, there is a car park for up to 90 spaces, a play area for children and an outside seating area which caters to up to 100 diners.

The former owner had also converted a garage into an outside bar to serve directly to customers in the outside seating area.

Fleurets say the former pub may suit a "variety of alternative uses" due to its size, subject to planning permission.

The full listing can be viewed on the Fleurets website.
