Plans to demolish a former pub and replace it with a convenience store have been approved.

The Owd Tatts pub, on Butler Green, Chadderton, is currently boarded up having been closed since 2018, and has been become a "fly-tipping hot spot", according to Cllr Holly Harrison of Chadderton South.

Plans were submitted in early December 2023 and now, the empty building will be demolished to make way for a convenience store to be developed at the site.

The one-storey building will operate between 7am and 11pm and will create 15 jobs, while the shop is expected to carry a range of groceries, ready meals, sandwiches, snacks, beers, wines, and spirits, as well as fresh fruit and vegetables.

The plans were recommended for approval by a planning officer, who wrote in an application report that bringing the derelict site back into use would "enhance employment prospects and contribute positively towards the local economy".

Several comments were left on the application online which expressed opposition to the plans from some residents of Butler Green, highlighting concerns about a loss of privacy, inadequate parking, and noise disturbance, amongst other issues.

The planning officer said that the shop would be set back some distance from the road and would only be one storey, therefore not leading to any loss of privacy, while the plans outlined that 21 parking spaces will be provided at the site.

The officer added they did not believe there would be significant noise pollution from the site.

On Tuesday, June 11, the plans were formally approved after it was deemed the development would not have any "significant adverse impact on the character of the area" and would be bringing a redundant employment site back into use.
