An estate agent in Oldham has revealed the top three property hotspots people are looking to buy in the borough this year.

Ryder & Dutton, which has a number of branches in Greater Manchester and Oldham, including Chadderton, Royton and Shaw, Oldham central, Saddleworth and Middleton, has identified the most popular places Oldhamers are looking for properties.

The estate agent said "stable" house prices in the borough are attracting interest from first-time buyers to investors, particularly as Oldham's regeneration project in the town centre is well underway.

Here are the top three property hotspots.

1. Chadderton

Tony Boardman, manager at Ryder & Dutton's Oldham branch, said Chadderton is proving popular with buyers because "it's packed full of great schools and shops", plus it has its own train station to facilitate easy access into Manchester city centre.

He said it's also a popular area for young families and second-time buyers, what with the proximity to schools and good outside spaces.

Chadderton has a range of terraced, semi-detached and detached homes and average prices in the area hover around £250,000, he added.

One such example is this "modern" three-bed detached home on Skipton Avenue with offers starting from £280,000.

The property is comprised of a kitchen, a downstairs WC, a lounge with bi-folding doors to the garden, a garage and driveway, three bedrooms and a bathroom.


2. Moorside

Next up is Moorside, a small area that sits on the edge of the countryside and surrounding moors.

Mr Boardman said Moorside properties tend to boast excellent views while still being just a 10-minute drive way from Oldham's town centre.

"It has become really popular since the pandemic as people continue to look to move to places where scenic walks and nature are right on their doorstep", he added.

The average house price sits at around £260,000 in the area and attracts an "eclectic mix" of buyers.

On Burns Close, there is currently a four-bedroom semi-detached home up for grabs with offers starting from £250,000.

Ryder & Dutton describe the property as "spacious" and "smartly presented throughout", ideal for first-time buyers and young families.

The home is comprised of a "good sized lounge", dining room, kitchen/utility, gardens to the front and rear, a driveway, a bedroom with an ensuite plus another three bedrooms and a family bathroom on the first floor.

3. Lees

Lees has also been chosen as a top spot for first-time buyers and young professionals.

The village is "bustling" with independent cafes, restaurants, bars and shops while being a short distance away from Saddleworth.

Average prices in Lees stand at around £200,000 which Ryder & Dutton said makes it an "affordable" desirable location.

Over on Kenilworth Close sits this five-bedroom semi-detached home for £300,000. 

Ryder & Dutton describe the property as "spacious and beautifully presented", comprised of gardens to the front and rear, a driveway, porch, lounge, dining room, kitchen and downstairs WC while the four bedrooms and a large shower room sit upstairs.

Oldham housing market

Mr Boardman said the housing market in Oldham is currently "performing strongly" while prices continue to remain stable after huge increases over the past two years.

He continued: "We’re seeing huge amounts of interest in the properties we market, with many receiving multiple offers.

"First-time buyer activity in the town is high, as is interest from investors, and both of these factors are key to the town’s continued property market growth. 

“Investment in Oldham is also continuing at pace, which is helping to boost the area further and positively impacting the town’s housing market.
