Plans have been submitted to convert an Oldham pub into a 17-bedroom house in multiple occupation (HMO)

The pub, known as The Bay or Bay Horse, sits on Wrigley Head in Failsworth, opposite from the Anglers Arms.

The property is a two-storey end terrace with a beer garden and a large single storey rear extension.

According to the design and access statement submitted by Gamble King and Noone Ltd on behalf of Maxem Properties Ltd, the building is described as an "underutilised" property sitting on previously developed land.

The document says the proposed HMO would be an "appropriate" form of accommodation in what is a largely residential area.

In terms of changes to the building, the document says that alterations would be minor and would not have a large impact on the existing appearance of the building.

The exterior changes would include the instalment of four new windows on the ground floor to accommodate some bedrooms and some existing windows being replaced, along with the pub's sign being taken down.

Of the 17 bedrooms, which are each designed to accommodate one person, 10 would be based on the ground floor and seven would be on the first floor.

The bedrooms would range in size but would all be above the HMO standard size.

Elsewhere in the property, there would be a kitchen and dining area and living room on the ground floor, which would be designed for all 17 residents to use, as well as two utility rooms, with one on the ground floor and one on the first floor.

In the design and access statement, Gamble King and Noone Ltd write that the proposal would help to meet the housing need in the borough and that the HMO would "deliver regeneration and community benefits".

The statement also said that potential residents would not need to own cars due to the accessibility to nearby modes of public transport, including bus stops and Metrolink stops.
