A proposal to demolish a former pub in Grains Bar and replace it with three new homes has been approved.
In September, plans were submitted that proposed knocking down the former Bulls Head pub, which is currently derelict, and replacing it with three terraced houses.
Now, following a report from the planning officer which recommended the application be approved, the plans have been given the green light.
Sitting on the corner of Ripponden Road and Buckstones Road, the pub has been closed for some years and has now fallen into a "very redundant state" according to the planning statement submitted by Fisher German LLP on behalf of Wardle Properties Ltd.
The planning statement also described the building as being in "a state unbefitting the otherwise picturesque character of this rural, residential area".
The homes will be two storeys in height, but with three storeys on internal living, with dormers at the rear of the property providing a view of the landscape.
Each dwelling will have four bedrooms and three bathrooms along with an open-plan kitchen-dining-living area in houses A and C, while the living area would be separate from the dining and kitchen area in house B.
All three homes will each have a garden area, with each garden separated by fencing for privacy, and there will be car parking spaces for future occupiers.
The planning statement said the terraced houses will have a "contemporary design" and will not alter the character of the area, particularly due to the fact the current building offers "no architectural significance" to the area.
The planning officer agreed in their report, saying "the proposal would not detract significantly from the existing character" since it would be similar in size and design to the existing structure and there were other buildings close by with similar designs.
In terms of the site being on land that is part of the green belt, the planning officer said developments on green belt land are permitted if they are built on previously developed land, which is the case for this application.
No objections were presented by any of the groups or companies that were consulted and the proposal was approved on February 22.
