Plans for a new 15-bed house in multiple occupation (HMO) in Oldham have been submitted.
The HMO would be based on Bar Gap Road, just south of Oldham Edge, and is a predominantly residential area.
The building has been occupied by OSS Electrical Controls since 1985, however, the business is understood to no longer be financially viable, therefore leaving the structure available.
The plans propose for 15 total bedrooms, 14 of which would have ensuites and one which would have an "off-suite" bathroom designated for the occupant of that room.
According to the application, external alterations made to the structure would be "minor".
A large communal kitchen, dining and living area would also be provided for residents, which would be based on the ground floor.
The area around the building is largely residential, with traditional terraced housing surrounding the building while there is a residential parking garages.
The building was originally built in 1911 and although it is not nationally listed or in a conservation area, the application has considered heritage matters of the site.
Constructed of red brick and a hipped slate roof, the exterior alterations would see the high level windows replaced with "more vertically proportioned windows".
The application states the window adjustments would have a limited impact on the building itself.
An existing rear yard area would provide space for general waste and recycling bins, along with space for bicycle storage.
A gate allowing access to the yard area is already in place, ensuring the bicycles would be secure.
It is also argued that the introduction of the HMO would provide an economic boost for shops in the area with more people spending in nearby businesses.
The application also states in the conclusion that the HMO would "deliver regeneration and community benefits" and would constitute a sustainable development.
The applicant, A & S Properties Ltd, is said to have experience in operating HMOs in Greater Manchester.
The plans were submitted to the council on August 8.
